'Towering' over Delhi: DDA presents latest housing scheme in capital's tallest residential tower

New Delhi: The landscape of the national capital is changing as a new residential cornerstone rises its head. The Delhi Development Authority (DDA) has launched the second phase of its housing scheme in Karkardooma.

The Towering Heights project is a residential tower, but not just any other place. It is a staggering 48-storey, 155-metre-high tower where people can live at a 'premium address'. The state-owned NBCC manages it, and the project is also the city’s Transit-Oriented Development (TOD) policy's first housing project.

Nearby transit hubs, a major boost

This project paves the way for such significant residential towers with major transit hubs nearby, thus increasing the usage of public transport. The tower is part of the 30-hectare East Delhi Hub, located adjacent to the Karkardooma Interchange Metro Station with links to NH-9, NH-24 and the Anand Vihar ISBT railway station.

Second phase: 741 flats up for grabs

The DDA has stated that the second phase of its project offers 741 flats for individual retail buyers, and 107 flats are reserved for government institutions. The first phase was launched in October 2025 with 1,026 flats. The flats are 2 BHK, and more than 90 per cent of the work is done.

The disposal price varies from Rs 1.78 crore to Rs 2.35 crore, excluding maintenance charges, GST, which is 5 per cent as of now, water connection charges or conversion charges. In good news for buyers, they have to pay only 75 per cent of the total disposal cost initially, and it will reflect in the first Demand-cum-Allotment Letter.

How to apply?

The registration starts on January 8, and the scheme will end on March 31 this year. Potential buyers can book flats from January 23, and must submit online retail applications via DDA’s Awaas Portal, with non-existing users having to pay a one-time registration fee of Rs 2,500.

'No restriction on number of flats'

The DDA has further stated that “there will be no restriction on the number of flats that an applicant may book under the retail category.” The booking amount is Rs 4 lakh per flat, and it is non-refundable. The booking price will be adjusted against the final price after it is allotted to the buyer. It will be a first-come, first-served allotment and 107 flats have been set aside for bulk purchase and are open to government entities. The DDA will consider an application only if the applicant requires a minimum of 10 flats.

It will be Delhi’s tallest residential building, and also the capital’s first TOD-based housing venture. The TOD projects have public spaces where people can walk, cycle and use public transit, with reduced usage of private vehicles.
