Adani Group gets third big project in Mumbai, now to rebuild Motilal Nagar after Dharavi
Motilal Nagar redevelopment will be Adani Group's third large real estate project in Mumbai. The total cost for the Motilal Nagar work is expected to be around Rs 36,000 crore. With this deal, Adani is now officially the Construction and Development partner for one of the biggest housing redevelopment projects in Mumbai. The project will cover 142 acres in the city's western suburbs.
Mumbai: The Adani Group has taken on another big task in Mumbai. After winning the Dharavi redevelopment and buying land in Bandra Reclamation, it will now lead the redevelopment of Motilal Nagar in Goregaon (West). On July 7, Maharashtra’s housing body, MHADA, confirmed it signed an agreement with Adani to rebuild Motilal Nagar areas 1, 2, and 3.
This will be the group’s third large real estate project in the city. The total cost for the Motilal Nagar work is expected to be around ₹36,000 crore. With this deal, Adani is now officially the Construction and Development partner for one of the biggest housing redevelopment projects in Mumbai. The project will cover 142 acres in the city’s western suburbs.
Plan includes building 3372 homes
MHADA explained that this will be the largest housing redevelopment in India under the construction and development model. The plan includes rebuilding 3,372 homes under MHADA, 328 approved shops, and 1,600 slum dwellings under the 1971 Slum Act.
The agreement was signed at MHADA’s main office. The event was attended by MHADA's vice president and CEO Sanjeev Jaiswal and Adani Properties director Pranav Adani, among others.
"The long-standing dream of Motilal Nagar residents is finally becoming real. We plan to make this the best redevelopment in the country. With MHADA handling the project, we promise transparency, good quality, and strong community values,” said Jaiswal.
He also added, "This is not just a plan on paper anymore—it’s moving forward. Our goal is to give the people safe, modern, and well-designed homes.”
One major feature of the plan is that people living there will get free, modern flats of 1,600 square feet. MHADA said it will receive around 397,100 lakh square meters of built-up space from the developer. This will help increase MHADA’s housing stock in the coming years.
Motilal Nagar Redevelopment Project: All you need to know
As per MHADA, Motilal Nagar 1, 2, and 3 together have about 3,700 homes at present. The redevelopment will take place over an area of around 584,100 lakh square meters. Also, those who are not living in the area but still hold tenancy rights will get a total of 987 square meters of shop space. The entire construction process is expected to take around seven years.
A new five-acre central park will be part of the project. MHADA says the main focus will be on relocating current residents first. The overall layout also includes good plans for traffic and movement in and around the area.
Motilal Nagar redevelopment master plan
For this massive project, Adani Group brought in top global experts. MHADA said the full master plan was created by Mecanoo, a well-known architecture firm from the Netherlands. Another international firm, Buro Happold from London, did the infrastructure design.
The residential buildings in the project will also feature solar panels as part of their eco-friendly design, MHADA said in its statement.
