The Uttar Pradesh government's ambitious New Noida Master Plan 2041 aims to develop a new city east of Noida, addressing the region's burgeoning demand for residential and industrial spaces.
Noida: In the past two decades, Noida has emerged as a prominent commercial and industrial hub alongside the national capital. However, the demand for residential and industrial spaces has outstripped the availability. To address this issue, the Uttar Pradesh Government rolled out a plan to develop an entirely new city near Noida.
The New Noida Master Plan 2041 is an ambitious plan of the Uttar Pradesh Government which aims to develop a completely new urban city to the east of Noida. The plan will be completed in four phases with the first phase completing in 2027 and the last one in 2041.
The project envisions to create smart infrastructure, commercial areas, residential areas and Industrial Centre among others. Apart from this, a large portion of land will be allocated to airport related businesses and logistics. This will boost the financial capacity of the region. The Master Plan 2041 will combine different types of land including residential, hospitality and industrial zones to create an integrated space.
The project has been planned in four phases
1. Phase 1 (2023-27): In this phase, around 3,165 hectares of land will be developed. This includes land acquisition, creating basic infrastructure, and the establishment of residential and commercial areas.
2. Phase 2 (2027-2032): In the second phase, 3,798 hectares of expansion will be rolled out. This would mostly include the development of residential and commercial areas.
3. Phase 3 (2032-2037): The phase includes the development of over 5,908 hectares.
4. Phase 4 (2037-41): In the final phase, the remaining 8,230 hectares of land will be developed.
Villages involved in New Noida Masterplan 2041
Many villages of Gautam Budh Nagar and Bulandsheher (Sikandarabad Tehsil) will be united to create a land for New Noida. There are a total of 80 villages which will be included in this project. These villages will be transformed into urban spaces.
Features of New Noida
Out of the total land, the maximum, 8,420 hectares (40 per cent) would be used for Industrial purpose, 2,810 (13 per cent) for residential development, 18 per cent for Green and recreational areas, 15 per cent for Road infrastructure, 4 per cent for commercial zones, and 1.740 hectares (8 per cent) for public and semi-public institutional use.

Residential units for all income groups
The residential units will be provided to different income groups including Economically Weaker Section (EWS), Lower Income Groups (LIG), Middle Income Groups (MIG), and Higher Income Groups (HIG).
To ensure organised development, the area has been divided into four zones: East, West, North and South. A specific industrial hub will be established in each zone. In addition to this, a Special Investment Zone with 210 sqkm area will also be developed which will be interconnected through the Western Dedicated Freight Corridor (Dadri-Mumbai) and Eastern Dedicated Freight Corridor (Ludhiana to Kolkata Via Khurja).
Education City
The administration has envisioned to develop New Noida not only as an industrial hub but also as an "Education City”. The educational institutions will be built on around 1,662 hectares (9 per cent) of dedicated land. In the educational institutions, including professional institutes, university campuses, engineering and medical colleges, nursing and paramedical institutions, and technical schools, will be established. The work intends to harness skilled workforce and cater for students and professionals from different regions of the country.
Road connectivity in New Noida
A three-tier road network will be established in New Noida, which will be integrated through the Dadri-Noida-Ghaziabad Investment Region (DNIGR). The road network will feature one arterial road spanning 40.68 km, a second arterial road spanning 98.34 km, and a sector road measuring 126.09 km.
The development of New Noida is expected to boost economic growth with sustainable urban planning. Striving to become a major hub for residential, industrial and commercial hub, the new city may reduce the burden on existing cities of NCR. The city can also attract heavy investments from both national and international investors along with creating job opportunities. As per the plan, the new city would be connected properly to the entire region of Delhi NCR through roads, metros and regional rapid transit system (RRTS).
